Windermere is a town of about seven miles southeast of Oakland, wrapped around the Butler Chain of Lakes, with a housing mix that runs from older lakefront properties to gated communities on larger lots. Permits for addresses inside the town come from Windermere itself.
Lakefront and near-lake properties bring their own water heater considerations. Units sometimes sit in detached garages, pool houses or outbuildings where venting, drainage and freeze protection were handled less carefully than in the main house, and long pipe runs mean hot water arrives later and standing water sits in the lines. A fault that looks like a failing heater is sometimes a plumbing layout problem.
Repair, installation and maintenance are all covered here, and the hard-water behaviour of the regional supply means the maintenance schedule is not optional on a tank that is expected to last.
