Ocoee is a city of its own about five miles northeast of Oakland, straddling the West Colonial Drive corridor where it meets the older downtown grid and the newer subdivisions spreading south and west. Permits for addresses inside the city come from Ocoee rather than Orange County.
The housing stock in Ocoee is broad. Older homes near the original downtown have the compact plumbing and modest utility spaces that come with mid-century construction, while the newer neighbourhoods have purpose-built garage utility corners, drain pans and PEX. A heater replacement in one is a straightforward swap; in the other it is often the moment a missing pan or a relief valve discharging into a wall gets corrected.
Hard water, storm-season surges and the occasional hard cold night all apply here as they do in Oakland, and all three show up in the repair calls that come out of the city.
